The project consists of the construction of a real estate complex (6 storeys and a basement level) for office use, comprising approximately 7120 m² floor area, and consisting of: Offices (6,820m²), Retail premises (300m²), Parking (64 spaces).

The facade consists of a metal grid formed by grey-painted merchant steel channels. In their form and material, these channels evoke the industrial character of the site. They also give depth to the facade and thus act as a static sunbreaker.

The bays consist of glazed aluminium windows on window breasts, at least one in two of which is opening to provide access to outside air in each office. Shade is provided by interior blinds in micro-perforated fabric.

The structure above ground consists of reinforced concrete with a timber roof frame supporting tile roofing.

The project is designed in accordance with all the major principles and standards of service sector buildings, permitting great flexibility of use.

The scheme should achieve the following performance: HQE (excellent level), BREEAM (Very Good level), WiredScore (Silver level), E+C- (E2 C1 level).
